What Really Drives Returns in Real Estate (It’s Not Just the Numbers)

Imagine you’re watching a baking competition on TV. Two contestants are making chocolate cake. Both pull out beautiful, picture-perfect slices at the end. But when the judges take a bite, one cake is rich, moist, and layered with flavor… and the other tastes like cardboard with icing.

On paper, both “delivered” chocolate cake. In reality, how they got there made all the difference.

That’s how returns work in real estate investing, especially in syndications. The end number say – a projected 15% IRR, only tells you what the “cake” looks like on the plate. It doesn’t tell you about the quality of the property, the market, the financing, or the sponsor’s ability to execute.

If you really want to know if an investment will deliver something worth savoring, you have to look behind the numbers. (pre-warning there were just too many recipe analogies to ignore-so we had a little fun).


HERE\\\’S A QUICK INVESTMENT TERMS GLOSSARY

1. The Market Is Your Oven

In a syndication, the market is the environment where your investment “bakes.” Factors like job growth, population trends, housing demand, and local business development determine whether your property value will rise steadily or burn out. A Class A apartment building in a growing metro can heat your returns evenly. The same building in a shrinking market? Your “cake” might not rise at all.

2. Income Potential Is Your Batter

The property’s current and future income is the base of your investment. Rent levels, occupancy rates, and the stability of tenant demand will shape your cash flow. In a syndication, you want “batter” with room to expand—properties where rents are below market, amenities could justify higher rates, or operational improvements could fill vacancies.

3. Vertical Integration Is Your Recipe Control

A recipe only works if every step is followed carefully, from mixing to baking to decorating. In syndications, this is where vertical integration comes in. When the same team handles development, construction, property management, and asset management, there’s no confusion in the kitchen. Everyone is working from the same cookbook, with fewer delays, lower costs, and tighter quality control.

Instead of relying on outside managers or contractors who might cut corners or chase their own priorities, vertical integration ensures the “recipe” is executed as intended, so the investment comes out of the oven just as promised.

4. Leverage Is Your Mixer

The financing structure in a syndication can amplify your returns or turn into a mess. The right amount of leverage lets the team acquire bigger, better properties while still keeping debt service manageable. The wrong loan terms, too short, too expensive, or too rigid, can put your investment under pressure, just like an overpowered mixer sprays half the batter out of the bowl.

5. The Sponsor Is Your Head Chef

Even with a perfect market, property, plan, and financing, the outcome depends on execution. The sponsor’s track record, team, and decision-making skills are critical. In syndications, the sponsor is the one overseeing the contractors, negotiating with lenders, and making strategic calls when the unexpected happens. A great “chef” can salvage a deal when conditions change; an inexperienced one can ruin even the best setup.

Investor Tip: In syndications, the return number alone is never the full story. Ask about:

  • The market’s growth indicators

  • The property’s current and potential income

  • The specific business plan and timelines

  • The financing terms and debt strategy

  • The sponsor’s history with similar projects

The more you understand what’s behind the numbers, the more confidently you can invest, knowing your “cake” will come out not just looking good, but tasting great for years to come.

Because in syndications, just like in baking, success isn’t an accident, it’s the result of getting every ingredient right from the start.
