What Homebuilding Taught Me About Designing Better Investments

There’s a pattern in my life I didn’t see until recently. 

Every major leap I’ve made—every business I’ve built—started the same way: 

I looked around, realized the “standard options” didn’t make sense for people like me, and thought…

Surely there has to be something better. 

That pattern began long before StoneCrest Equity Partners. It started back when I first opened my construction company—back when the local housing market had all the creativity of a cardboard box. 

Two-story spec homes. Two-car garages. Three “design options” that all looked exactly the same. 

That was it.

Your choices were: 
A) A copy-paste production house someone else designed. 
B) A fully custom home with a fully custom price tag, custom delays, and custom headaches. 

Neither option matched what real people actually wanted. 

And neither option matched me. 

I didn’t want the same house as my neighbor. 
I didn’t want to be told what I could or couldn’t change. 
I didn’t want to be forced into a box because “that’s just how it’s done.” 

So I built my company to offer something better. 

Creating a Third Option When Only Two Existed

I created what I called semi-custom—the middle ground between “cookie-cutter” and “fully custom.”

I created a series of “master plans”. Buyers didn’t have to start from scratch. They could choose a beautiful, well-designed plan and then customize it to fit how they actually lived. 

And I didn’t stop there. 

I was one of the first in our market to champion: 

  • Single-story homes 

  • Open floor plans 

  • Large covered patios 

  • Island kitchens that were meant for real cooking, not decoration 

  • Walk-in showers you didn’t need a yoga certification to enter 

It made sense to me. 

Why should anyone pay hundreds of thousands of dollars for a home that fits a builder’s life instead of their own? 

So we did everything in-house: 
Design, electrical diagrams, cabinet layouts, selections… even our own showroom. 

We built homes around how people wanted to live, not how builders wanted to build. 

Looking back now, I realize something: 

The company I built wasn’t really about construction. 
It was about freedom of choice. 

Fast Forward: A New Problem, Same Pattern

A few years ago, when I made the shift from homebuilding into developing income-producing properties for investors, I faced a similar landscape. 

Investors were being offered the same limited choices I saw back in my early construction days: 

Option 1: Put everything into Wall Street and hope for the best. 

Option 2: Buy one investment property… and suddenly have an unpaid second job as a landlord. 

Nothing in between. Nothing for someone who wanted qualitydiversification, and control without the burdens of managing it all themselves. 

Again, the options didn’t match what people actually needed. 

And again, the “standard” way wasn’t built for people like my investors—high-performing founders, doctors, professionals, leaders who aren’t built for average and certainly not built for unpredictable volatility. 

So I followed the same instinct I had back then. 

If the options don’t serve people then………..create better ones.

Building a Better Investment Model

When I became a developer and operator for investors, I didn’t want to offer “just a deal.” 

One asset. One building. One outcome. 

That’s the real estate equivalent of a single-story spec home with no upgrades. 

Instead, I created a fund designed the way I used to design floor plans: 

  • Intelligent structure 

  • Built-in flexibility 

  • Multiple paths to value 

  • Room to adapt based on what actually makes sense 

Today, our fund includes a combination of: 

  • Commercial properties 

  • Multifamily developments 

  • Industrial small-bay

Just like homebuyers didn’t want someone else’s floor plan forced on them, 
My investors don’t want their financial future limited to one type of asset. 

And they shouldn’t have to choose between: 

A) Boring, volatile, Wall Street sameness 
or 
B) Becoming a landlord with a second job 

There should be a third option. 

So we built one.
