Unlike massive industrial warehouses built for global logistics, small bay industrial spaces (1,000 to 10,000 square feet) are designed for local contractors, small manufacturers, trades, and service providers.

These are the everyday business operators who keep communities running. 
 
According to CommercialSearch, \\\”demand for smaller spaces has outpaced that for larger industrial footprints, as entrepreneurs and service-based industries continue to grow.\\\”

That growth is coming from the ground up—electricians, plumbers, e-commerce entrepreneurs—people who can’t work from a laptop in a coffee shop. 
 
NAIOP (Commercial Real Estate Development Association) notes that “the market for small-bay industrial has remained robust due to a shortage of new development and sustained demand from e-commerce and service providers.” 
 
And The Wall Street Journal reports that “smaller industrial properties tend to have more local, diversified tenant bases, which helps reduce volatility.”

That diversification is a big part of why we see this asset class as resilient even when the economy shifts.
